Nick & Stella offer you a warm welcome to The Lawns, which has been awarded AA Highly Commended 4 Yellow Stars. AA Highly Commended Yellow Stars are awarded to guest accommodation reaching the top 10% for overall quality. We also feature(by invitation only)in the AA's Best of Bed & Breakfast Guide 2011/12.
We are a fully licensed, which is completely NON-SMOKING, in the popular resort of Sandown, Isle of Wight. Sorry we do not allow pets.
We have implemented many more comforts to make your stay even more comfortable. To mention but a few of these are more Superior Rooms, Digital Flat Screens, Digital Freeview, Free Wifi access and lots more.
The Lawns was built in 1865. We have ample parking and with only a stroll to the beach you can leave your car in the safe knowledge that our premises are protected with CCTV.
We are situated in a pleasant area of Sandown, with all the amenities in walking distance including the Railway Station and bus stops to enable you to explore the rest of the Island during your stay. For those that enjoy nothing more than a good book and a tube of sun cream to while away those hours, our award winning blue flag beach is just a 10-minute stroll away! For those who like to be "Up and About" the Island has so much to offer for everyone.

While we primarily operate on a bed and breakfast board only, an evening meal can be made available on request for an additional charge. The Lawns has been awarded the highest rating of 5 Stars for Food Hygiene and Safety by Isle of Wight Environmental Health.

All prices are for an ensuite room per person per night. Superior Rooms are available at extra cost. Prices are for Bed & Breakfast inclusive of VAT. We have a policy of, longer you stay, cheaper it becomes per night. The table above gives an indication of our tariffs for the year, but please enquire for exact tariff for your intended stay, as special tariffs and/or minimum length of nights may apply for particular times of the year.
Rooms are available from 2.30pm on the day of arrival to 10.30am on the day of departure.
Early check in and late departures can be arranged for an additonal fee. Please enquire at time of booking.

Deposit and Cancellation Policy: When you book a UK holiday you are entering into a legally binding agreement and you can be charged for a stay you cancel. A minimum of 1 nights stay per room per week is required as a non-returnable deposit. We strongly recommend that holiday insurance be used because in the unlikely event of you having to cancel within 2 weeks of your stay and we are unable to re-let the accommodation, you may be charged the full amount. We would also request that you confirm any cancellation in writing either by registered post or email. Please ask for a full list of terms and conditions.
